GUEST: Must be 21 years or older and be an occupant of the unit during the entire period reserved. The premises will be occupied by only the number of people/dogs on the contract. Occupancy of the premises by any additional persons or pet(s) is a breach of this agreement and will result in all occupants having to vacate the property without any refund and may also result in forfeiture of Guest's security deposit at the sole discretion of TTVR. The unit booked coinsides with the title of the Property on www.tahoetimevacationrentals.com. For security reasons, the rental contract does not include the physical address of the Property. This information will be given with directions prior to the Guest's arrival. NO PARTIES are allowed.

TTVR will refund the sums paid by Guest, less the $300 non-refundable prepayment. On the 60th day before Guest's arrival date, this reservation is considered 100% non-refundable. If TTVR is able to rebook the premises for some (or all) dates, TTVR will issue a refund less the $300 non-refundable prepayment. However, TTVR is not required to rebook. For this reason, TTVR advises Guest to purchase travel insurance. We are unable to offer the "rebook" option if you made your reservation through VRBO, HomeAway, AirBnB, or any other outside booking agency. The option to try to "rebook" the premises only applies to guests who have booked directly with Tahoe Time Vacation Rentals. This also does not apply to any renter's choice to depart earlier than their expected stay.

TTVR covers unintentional damages to the rental unit that occur during your stay. Damage Protector does NOT cover intentional damage, theft, Acts of God, gross negligence, pet damage, utilities, rent, pay-per-view cable charges or loss of use. Any accidental damage must be reported IN WRITING TO MANAGEMENT PRIOR TO CHECK-OUT in order for the Damage Protector to apply. Damage Protector is not an insurance policy and nothing in this agreement shall be construed to constitute a contract of insurance. TTVR is not an insurer or underwriter. Any damages that exceed the $1500 will be charged to the credit card on file. If, during your stay at one of the TTVR Vacation Rental Properties, an authorized guest causes any damage to real or personal property at the unit as a result of inadvertent acts or omissions, TTVR will cover the cost of repair or replacement of such property up to a maximum benefit of $1500. The Damage Protector is not mandatory. In such cases where the Damage Protector Fee is declined by Guest, A SEPARATE CASH DEPOSIT OF $1000-$3000 will be collected IN THE FORM OF A CHECK ONLY at the time of booking. Deposit amounts vary by property and will be returned within 21 days of departure, less any allowable deductions incurred during the Guest's stay. All damage must be reported to TTVR. Failure to do so may result in the revocation of any benefit payable or covered by TTVR. Participation in this plan does not negate Guest's responsibility for damage. Guest is liable for all replacements and repairs except for “normal wear and tear” and Guest hereby authorizes TTVR to charge the Guest's credit card to cover said costs in excess of the maximum benefit allowed under any applicable Security Deposit and/or Damage Protector Fee. If the cost of replacement or repairs exceeds the Guest's credit limit on Guest's credit card, Guest agrees to pay the difference to TTVR. DOG RULES: If you are bringing a dog to the property these rules must be read, signed and faxed back to TTVR with your contract.
Do not allow your pets on the furniture or the beds. You will be charged a minimum additional cleaning fee of $100 for the cleaning of the quilts and cushions on the furniture and your deposit could be forfeited. If you know you cannot keep your dog off the furniture TTVR suggests that Guest bring sheets to cover the furniture.
Do not leave your pet unattended at the Premises. If your pet is crated, your pet can be left alone in the house but not for extended periods of time. Please do not leave your dog alone if he is going to bark, complaining neighbors will convince owners not to allow dogs in their houses.
If your dog is dirty, wet or covered with snow, please wipe the dog off before it enters the home. There are dog towels provided in the dog basket at your house.
Please walk your dog when nature calls. It is very important that you clean up your dog’s messes immediately, especially in the snow and dispose of them properly. There are scoops provided in the doggie basket. If you leave them in winter the snow makes this a difficult task. This is the biggest complaint we have from owners.
Do not allow your dog to trample landscaping or to use your neighbor’s yard as a toilet.
If there is any damage to the house, or your dog has an accident, please notify the office or leave a note on the check out sheet. We have special cleaning products for these messes.
Please remember that there are leash laws in effect in your area. Do not allow your dog to run through the neighborhood un-leashed or alone.
Pet Owner agrees to hold homeowner and TTVR harmless from all damage suits for any injury to, illness of, or accident involving any pet.
Remember there are bears, coyotes & raccoons that can kill your pet if left unattended!
